Meet your broker
David Warburton, mortgage & finance broker – Australia-wide. Member: FBAA. Lender panel via VOW / Yellow Brick Road (35+ lenders). We don’t charge a broker fee on standard home loans. We structure your loans properly, then keep challenging your rate so savings compound over time.
Every file is treated like a long-term relationship: we look at your full position — home, investment and business lending — so today’s structure still works when you upgrade, invest, or buy through a company, trust or SMSF.
How we’re paid: for standard home loans, the lender pays us after settlement (no broker fee to you). On commercial, SMSF and some business lending, we’ll explain any brokerage or mandate clearly before you decide.
Goal: the right lender, structure and documentation from day one — so approvals are smoother now and your borrowing capacity isn’t boxed in for the next move.
Home loan & investment property services
First Home Buyers
We’ll map a clear path from where you are now to a real, fully assessed pre-approval — deposit options from 5–20%, LMI and scheme eligibility, realistic timelines and contract-safe buffers. We coordinate with your conveyancer so lender timing actually matches your purchase dates.
Home Loan Refinance Options
We benchmark your current home loan against 35+ lenders, test repricing first, then only move you if the savings and structure genuinely stack up. That means looking at cashback, fees, valuation risk and how the new structure affects your future plans.
Property Investment Mortgage Broker
We focus on cash-flow, buffers and future borrowing capacity. IO vs P&I, rent shading, valuation approach and lender appetite all feed into the structure we recommend, so you can keep growing the portfolio without trapping yourself on policy.

No drama, just real lending help
We’re not into the hard sell. We won’t spam you or tell you to refinance “just because”. We’ll look at your numbers, listen to what you need, and tell you straight if we can help. If the best move is to push your current lender, wait, or tidy a few things first, we’ll say so.
If it’s a fit, we’ll handle the paperwork, valuations and lender follow-ups so you’re not stuck on hold. That’s what Rate Challenge is about: real people, doing real lending, with no games — and no broker fee on standard home loans.
Where you can find us
Questions about our services
🏁What types of loans can Rate Challenge help with?
We help with home loans, refinances, investment property loans, tiny home finance, commercial property, SMSF-style lending alongside your advisers, equipment and asset finance, and franchise or business lending. The aim is to look at your whole position so home and business lending work together.
💸Do you charge a broker fee for your services?
For standard residential home loans, we don’t charge you a broker fee — the lender pays us after settlement. For some commercial, SMSF and business deals, there may be a brokerage or mandate fee. If that applies, we’ll spell it out clearly before you decide to proceed.
📊Can you work with my company, trust or SMSF structure?
Yes. We regularly work with loans in companies, trading trusts and SMSFs alongside your accountant or adviser. We match lenders whose policies suit that structure so documentation, servicing and approvals run more smoothly.
⏱️How quickly can you get an approval?
Turnaround times depend on the lender and the type of deal. Some PAYG home loans can be fully assessed in just a few days, while complex commercial or SMSF deals can take longer. We’ll choose lenders based on both rate and service levels, then keep you updated all the way through.
🧮Will you just recommend the cheapest rate?
We’ll show you sharp pricing, but structure and policy matter just as much. A slightly cheaper rate is rarely worth it if policy is tight, valuations are tricky, or the structure hurts your borrowing capacity later. We’ll walk you through the trade-offs so you can decide with clear eyes.
🔁Do you review my loans after settlement?
Yes. The whole point of Rate Challenge is ongoing review. After settlement we keep checking your rate and structure against what’s available, and we’ll let you know when it looks like time to push your current lender or consider a refinance.
