COMMON QUESTIONS

What this calculator can and cannot confirm

Does an “appears to pass” result mean I am eligible?

No. It means only that the coded checks based on your answers passed. A participating lender and the responsible authority must confirm eligibility and documents.

Does the calculator check borrowing power?

No. It calculates repayments and cash requirements but does not assess lender serviceability, credit policy, living expenses, debts, income evidence or property acceptability.

Why can duty show “official calculation required”?

Some state concessions depend on transaction structure, stepped formulas, dutiable value, off-the-plan treatment or rules that cannot be inferred safely from a short form. The calculator refuses to invent an amount.

Can Help to Buy be combined with a 5% or 2% guarantee?

Do not assume that it can. Help to Buy has scheme-combination restrictions, and the final structure must be confirmed before relying on the comparison.
