Is this a borrowing-power calculator?
No. It works backwards from cash available, buying costs and a selected base LVR. It does not assess income, expenses, debts, dependants, credit history, lender assessment rates or approval policy.
Why is the 80% result described as the reliable anchor?
At or below 80% base LVR, ordinary LMI is generally not required. Higher-LVR results can still be useful, but they remain provisional until an actual insurer or lender LMI amount and funding method are confirmed.
How is LMI handled in this calculator?
Indicative LMI estimate only. Actual LMI can vary by lender, insurer, borrower profile, loan purpose and property/security. A confirmed lender or insurer quote may be different and takes priority.
How is stamp duty calculated?
The calculator requests a result from Rate Challenge’s governed duty service using the transaction date, jurisdiction, property type, occupancy, separately confirmed first-home duty status and foreign-purchaser setting. It fails closed rather than inventing a duty amount.
Does the federal 5% or 2% scheme automatically give first-home duty relief?
No. Federal low-deposit support and state or territory duty relief are separate eligibility tests. The calculator uses ordinary duty unless you separately confirm the official jurisdiction requirements.
Why can lender valuation change the result?
The model assumes purchase price equals the lender’s valuation. If the valuation is lower, the lender’s maximum loan may be based on that lower value, increasing the cash you need.
