Frequently asked questions

Is this a borrowing power (serviceability) calculator?
No. This works backwards from your savings/deposit and estimated buying costs to show an indicative maximum purchase price across LVR bands. It does not assess income, expenses, debts, dependants, or lender serviceability rules.
What does this deposit-based calculator include?
It estimates stamp duty by state, includes title/transfer costs, adds your entered lender/settlement fees (capitalised), and applies an example public LMI table plus LMI stamp duty where applicable. Results are indicative only.
How do you calculate the maximum purchase price from savings?
We test purchase prices and add estimated costs (duty, title/transfer, fees and LMI where applicable) to solve for the highest price where the total loan at settlement stays within a target overall LVR (95%, 90%, 85% or 80%).
Does it include LMI and LMI stamp duty?
Yes. When a standard scenario is above 80% LVR (and you’re not using a Home Guarantee option), we estimate an LMI premium and add LMI stamp duty in states where it applies. LMI varies by lender and insurer.
How do the 5% and 2% Home Guarantee options affect results?
If eligible and selected, we cap the purchase price to the Housing Australia price cap for your state/area and remove LMI for that scheme tile. Eligibility rules and caps can change—confirm before relying on the result.
Do I still need lender approval and servicing checks?
Yes. This tool does not check serviceability, credit policy, property type/postcode rules, or lender-specific fees and LMI cards. A lender/broker assessment is still required.
