Suburb background — why Belmont still sells

Belmont has always been the practical choice on the south side of Geelong. It’s closer to the city than Grovedale and Waurn Ponds, cheaper than Highton, and it has real shopping, schools and sport in the suburb. That’s why families, first-home buyers and downsizers all end up inspecting the same houses.

You’re 5–7 minutes from the CBD in normal traffic, close to the Barwon River trails, and only a few minutes to Highton and Newtown. Older parts of Belmont (toward the river and High Street) have established streets and older homes that suit renovation. Later areas toward Grovedale are newer, on more standard lots, and attract families who want close-to-town but with modern layouts. Location, connections and travel times

Geelong CBD: about 5–7 minutes. That’s the big advantage over Grovedale/Waurn Ponds.

Melbourne CBD: around an hour via the Princes Freeway/M1. Park at Geelong station (10 minutes) if the freeway is busy.

Ring Road: still easy via Highton/Belmont links, so Surf Coast, Deakin, Epworth and Melbourne commutes all work.

Schools and education

Belmont has solid primaries — Belmont Primary School, Oberon Primary, Roslyn Primary — and quick access to Belmont High School. You can also get to Christian College (Highton) and into Newtown/Geelong schools without crossing the whole city. That’s a big reason tenants and buyers stay in Belmont.

Lifestyle and daily amenity

High Street Belmont gives you supermarkets, food, services and coffee without going to Westfield. The Barwon River and Belmont Common are close for walking and sport. You’re still close enough to Geelong Waterfront and Eastern Beach for weekends, and you can shoot to Torquay or the Surf Coast via the Ring Road.
