Will I get the concession?

Only if the official rules are met. Buyer and partner history, residence, property type and timing can affect eligibility. A federal deposit scheme is a separate test.

Why enter an official estimate?

Most purchases use the automatic result. For a special case, enter duty confirmed by your conveyancer or the revenue authority. It replaces the automatic duty, not the other buying costs.

What needs a separate check?

VIC/WA off-the-plan claims, unmodelled pensioner concessions, trusts, companies, mixed or partial interests and unusual contracts need an official estimate. This tool does not assess commercial or rural transactions.

Are all buying costs included?

No. Only duty, your entered deposit and entered costs. Unknown fees remain excluded. LMI, grants and the final settlement statement need separate checks.

How current are the rules?

The calculator uses current published state and territory duty information. Check the official guidance before signing or settling.
